Question on rooms in Ritz Carlton Abama

When looking at booking a Ritz Carlton Abama through BA holidays an interesting room type shows up

This is available for a reasonable (given the hotel) £6.4k for a week in October 2024 – 2x adults + 3x kids – for 7 nights B+B inc. flights.
However this room type with a capacity of 5 does not seem to be available anywhere else – even on the Marriott / Ritz Carlton website itself.
Can anyone shed any light on why BA seemingly have access to this but nobody else does?
I’d guess it’s the “Villa Family Room, Club lounge access, Guest room, 2 Doubles, Garden view, Balcony” with an extra rollaway. Need to check the cost of the rollaway (both via BAH and direct) – hopefully free at that price point but you never know!
