Miami hotels in October

Hello All
I have a work trip to miami Oct 11-14. I have a $200 cap per night. Any recommendations for a quality hotel

my requirements

1. walking distance to office which is located close to university of miami

2. complimentary hotel breakfast (is that even possible?) as I need to be in the office by 08:30 every day and would like to have breakfast by 07:30, or would you suggest any nearby breakfast cafes that are open by 07:30

3. gym and sauna

Prices for chain hotels are shocking in US cities at the moment. You’d probably get a Hampton Inn or Homewood Suites (these have more space and facilities, I like them a lot), which give free breakfast, for around the $200 pn mark, but not much more than that. Maybe a Staybridge Suites, though IHG is one of the worst pricing offenders just now. Other HFPers might have more knowledge about Air BnB and the like!
